What "equity" means here
When a listing has both a minimum bid and an independent value estimate, we subtract one from the other
to get equity: basically, how much room there is between what you'd pay and what the property is
actually worth. A lot of listings don't have both numbers to work with (GSA and state surplus sales,
for instance, don't come with an independent appraisal at all), which is why equity is only calculated
for 3,197 of the 5,798 Texas listings tracked here, not all of them.
"Average equity per priced listing" is the total estimated equity above divided by just that 3,197,
not the full 5,798, which would understate it by folding in listings with nothing to calculate from.
